I am Belle Andrade, Broker and Principal of Belland Realty Group, Inc.

2. What Is Your Occupation?

I am a real estate broker and real estate investor in the San Francisco Bay Area.

3. How Did You Get Into Real Estate?

I started in real estate back in 1989 as an agent and then began focusing mainly on real estate financing. I was drawn to real estate because of the tremendous potential that the business offered and I also loved the feeling I got from helping people fulfill their dreams of homeownership. During the past 19 years in this business, I´ve worked as a mortgage broker, sold new construction and resale homes.

4. What Trends Are You Seeing In Real Estate?

Currently, the main trend in real estate markets nationwide is the focus on investing in Bank Foreclosures (REOs) and short sale properties. Opportunities have been created with this new market that make it an investor´s paradise and a real opportunity for people interested in investing to take advantage of this very dynamic market.

5. Do You Have Any Predictions For 2008?

One prediction I will make is the continuance of this market trends which support these exciting investment opportunities. We´re going to see more foreclosure activity because many of the ARM loan products are re-setting and forcing further de-stabilization of the housing market. Of course, this is not good news for those people who have these types of loans, but the increased number of foreclosures does add to the inventory of properties from which investors can choose.


6. What Top Things Should Buyers And Sellers Be Doing Right Now?

Number one, buyers should be actively looking for properties and be aggressive in making offers even if it seems somewhat on the low side. This is a great time for negotiating.

For sellers, the key is to be realistic. The fact is that values have come down significantly and, depending on the level of urgency, sellers will need to either sell for less than they would like, or wait an indefinite amount of time for home values to increase.

7. How Do You Help Investors?

I help investors mainly by locating properties that are being sold well under market. I mainly focus on properties that generate positive monthly cash flow for landlord investors. This is a time-intensive process and I negotiate prices with sellers to maximize the equity in the property and pass these positive cash flow properties onto the investor. I use traditional real estate tools, specialized software applications as well as my networking connections within the real estate community to locate these properties and connect the investor with the seller. I also manage the contract and escrow process from beginning to end to insure a smooth closing.
