Here are more practical suggestions to get your home ready for the new buyers:

If you have a small front yard, plant flowers with cool colors like blue or green. They will make your yard look larger than it is.

Clean all your bathroom tiles. Leave no moldy caulk in between them.

Wipe out all pencil, crayon and finger marks from the walls.

Mow your lawn. Pick up all the leaves. Remove all dead flowers and shrubs.

Keep your garage door closed. Clean you garage as much as possible. It should not look like a storage shed stuffed to the gills.

Fix all dripping faucets.

Replace all dirty and cracked liners on your shelves.

Remove all family photos, trophies, flags and personal memorabilia that can trigger a personal conversation and divert the attention away from the house sale.


Repaint rooms that have strong wallpapers and colors with soft and pastel colors easy on the eye.

Remove all sources of strong odors. Do not wear any perfumes around the house when your agent is showing the house to prospects. Even when you're not around, a strong perfume can still linger and annoy the visitors. No scented candles or air freshener sprays. But you can try cooking a small batch of cookies for that cozy lived-in home fragrance that most prospects welcome. They'd be happy to take a cookie with them too if you offer them in a plate at the entrance.
