First of all, your home lies in a pricey neighborhood that asks for prices comparable to homes that are similar surrounding you. In this scenario, you can sell your pricey home via traditional methods, such as realtors or FSBO listings. Your home needs to be cleaned and listed with several listing services. Open houses have to be undertaken and advertised online with pictures. In today´s market, you have to have the ability to move house quite quickly.

The next pricey home scenario is a little more complex. Here, your home has been improved way past the value that surrounding structures are able to support. Oftentimes, this could happen, if you have lived within your house for a significant time period and have made home additions like new floors and rooms or a renovated kitchen. The surrounding homes within the neighborhood may all appraise to around $300,000, but personal additions you have made could make your house worth more than $450,000. Your initial choice would be to keep your home with hopes that your neighbors will eventually improve their own homes. However, this strategy is full of problems and therefore has to be avoided.


The better choice would be to target your home´s market to a particular demographic. If you have added several rooms inside your house, create advertisements that are directed to families with children that match the amount of your bedrooms. If you have gone crazy doing fixture and kitchen improvements, you can market your house as a luxury home for less. Basically, you have to turn the problem into a one-of-a-kind selling position for your house. There will definitely be somebody out there who will be looking for solutions to their own problems.

If your home happens to be over-improved, each possible sale will end up falling through since the appraised price may make it hard for buyers to get loans. The ideal way to deal with this would be to carry another home mortgage. Essentially, you will be agreeing to receive particular price percentages in payments over particular periods of time. This will allow your buyer to live in your home as you leave. By going in this direction, you need to make sure that you have a lawyer that can ensure that everything remains legal.

Attempting to sell pricey homes could prove to be a huge challenge. However, with some faith, it can still be done.
