So, you´re interested in purchasing a manufactured or mobile home? Well, congratulations! You´re on your way to making a wise, affordable investment.

You may be wondering exactly what the process of purchasing a manufactured or mobile home looks like and where to get started. That´s where we come in. As experts in the manufactured and mobile home industry for the last 28 years, here are some tips that will get you started on the right path.

1. Shop Around!

Take your time deciding exactly which manufactured or mobile home you are going to be purchasing. Impulse buying when it comes to one of the single largest investments you´ll make in your life can be financially fatal. If you´re buying a used mobile home, you´ll want to order a physical inspection of your mobile home by a licensed contractor for any potential hazards or necessary repairs for your safety and the safety of your family. If you´re buying a new home, you have the luxury of selecting all the little details that will truly make your house a home, from the kitchen cabinets to even the layout of the mobile home´s floor plan!

2. Choose the right park or right piece of land

The choice between a mobile home community (or park) or placing your mobile home on a piece of land is an important one. Mobile Home Communities offer many amenities found in typical stick-built neighborhoods – and more! In most Mobile Home Communities, you´ll often find one or more swimming pools, Jacuzzi's, tennis and/or basketball courts, RV parking, designated car wash areas, and usually even laundry facilities! You pay for these amenities (and sometimes your utilities) through the monthly space rent you pay to the Mobile Home Park or Community. Get to know the mobile home community you´re going to join by talking to the managers to learn about age restrictions, pet and pet-size restrictions, the monthly rent, if children are allowed, the total available spaces and the community´s rules and regulations.


If you should choose to place your mobile home on a piece of private land, you´ll want to select licensed contractors to grade the lot, connect your water lines and/or sewer, install your septic tank, and more. You´ll also want to ensure your lot is zoned for mobile home placement.

3. Buy at the right price

Buying your mobile home or manufactured home at the right price (mind you, not the LOWEST price) will ensure you make the most capital gain possible on your home investment. Often times, mobile home buyers think that by submitting a low-ball offer, the sellers will cave in their desperation to sell and the buyers will have instantly gained tens of thousands in equity. This is the exception; not the rule. If you find a manufactured home or mobile home on the market that looks like a "steal", chances are that you are paying exactly what that mobile home is worth. A fair mobile home is fairly priced. Manufactured and mobile homes should be priced affordably; hence, affordable housing. If you BUY at the right price, you will be more inclined (when you are ready) to SELL at the right price. Selling at the RIGHT price will reach the RIGHT buyer, because – remember- you were once the RIGHT buyer for your mobile home.
