Commercial Building Management.

Mark is a Property Facilities Manager for a large commercial building. The owner is a large investor who has tasked Mark with taking care of his building. Mark makes sure it´s carefully maintained and cleaned, landscaped, properly secured, and manages the tenants who run their businesses from the various offices located in the front. The building is attractive, with steel panels and a large parking lot that has many very old oak trees interspersed throughout. Mark watches those trees closely; this area of Texas is known for strong storms and "super cells" that can hit quickly, that come with wind driven rain, large hail stones, and powerful winds. He´s always been a little concerned about what could happen if one of those trees gets blown into the buildings´ side.

Qualified for the job or not?

Mark has a Business degree and his background has focused on office technology and management. He´s great at what he does and is well qualified to manage properties like this one. But last year, when Hurricane Ike hit this area of Texas, Mark found he needed skills his background education didn´t provide. The parking lot looked more like a pond. Two trees were down. There was a large dent in one of the building side walls and a few panels were missing. He wasn´t alone; nearly every building in the area had sustained some kind of storm damage. But sloshing through the carpeted, soggy mess in the front office, Mark had a feeling that the damage left was going to take some time to assess and that he might need an expert opinion.

Good managers know how to outsource.

After a quick search on Google, Mark called All-Tex Commercial Storm Damage Experts. All-Tex serves as a General Contractor and facilitates the claims process. The building owner had already given Mark the authority to make decisions regarding the claims and repairs; he primarily wanted his investment protected as much as possible. He went through All-Tex´s quick qualification process and was given an appointment for a Damage Assessment. There was no obligation at this point; Mark only needed to show authorization from the property owner and provide All-Tex with the insurance information.

The first priority was to get the exposed parts of the building covered with tarps to prevent further damage. Everything was carefully documented and the All-Tex expert met with the insurance agent and adjustor at a joint inspection. They each completed a Scope of Work; Mark was amazed to see that All-Tex´s inspection had detailed about 30% more repairs that were necessary compared to the version the insurance company had provided. For this reason, he wasn´t surprised that the insurance company´s estimated settlement was lower. It was a relief to have All-Tex take care of the negotiating. They had ample information to explain what needed to be done and Mark had other things that needed his attention.

It´s a comprehensive, turn-key process.

In the weeks that followed, Mark went on managing the business aspects of taking care of the building. His tenants needed his attention. Slowly, areas of Texas who felt the effects of Hurricane Ike, returned to business as usual. And while all of that was going on, All-Tex was coordinating repairs, overseeing the construction crew, and completing all the repairs necessary, from start to finish. A year later, not all of Mark´s neighbors are free from storm damage. The building across the street has recently discovered an ongoing leak and accumulating mold. Ike wasn´t the last major storm that´s ever going to hit Texas; Mark keeps All-Tex´s number close at hand. When an emergency takes place, there´s no time to waste.
